Maintenance Specialist

 

POSITION PURPOSE:  Under the direction of the Director of Facilities and Assistant Facilities Director, the incumbent is a member of the Maintenance team that performs maintenance repairs to assure facility security, safety, operations, and appearance.

               

ESSENTIAL FUNCTIONS:  All specialists would perform the following duties

  • Monitors computer-based work ticket program daily to receive and update assigned maintenance tasks.
  • Confers with Assistance Director of Facilities regularly for information, exchange (special scheduling of work), updates, and feedback related to facility maintenance.
  • Performs minor architectural trades repair and alterations to buildings, (e.g. carpentry, carpet, floor tile, drywall, paint, concrete, masonry, and roof systems in accordance with State and Local Fire and Building codes (daily)
  • Responds to on call after-hours maintenance phone for emergencies on a rotational basis with Maintenance staff members.
  • Uses powered lifts, ladders, scaffolding when necessary to accomplish above ground level work. 
  • Uses powered equipment or other for seasonal snow removal or as assigned.
  • Gains familiarity and knowledge of computer systems for operations of the physical plant through training (on-going).
  • Performs other duties as assigned.
  • The following duties are specific to the specialist listed:
    • HVAC Specialist:  Performs HVAC trouble shooting and repairs, regularly scheduled maintenance according to OEM manuals for air handling equipment in accordance with local, state, and federal codes.  Monitors and performs updates on building HVAC management controls.
    • Electrical Specialist:  Performs electrical troubleshooting and repairs for electrical circuits, switches, lights and motors.
    • Plumbing Specialist: Performs plumbing troubleshooting, repairs, and installations on supply lines and drains, HVAC water treatment & testing, and field irrigation repairs as needed.

 

REQUIREMENTS: 

  • Must be at least 18 years of age
  • High School diploma or equivalent
  • Valid driver’s license

 

QUALIFICATIONS:

  • Prior experience preferred in construction, remodeling, general maintenance and repair
  • Demonstrated ability to understand and implement prescribed safety processes and procedures
  • Communication Skills – Ability to effectively communicate information and respond to questions in person-to-person and small group situations with students, staff and the community.
  • Mathematical Skills – Ability to read building prints.
  • Critical Thinking Skills – Ability to solve practical problems and deal with a variety of known variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral or diagram formats.
  • Supervision Received – Under direction where a definite objective is set up and the employee plans and arranges own work, referring only unusual cases to supervisor.
  • Planning – Considerable responsibility regarding general assignments in planning time, method, manner and/or sequence of performance of own work, in addition, the work operations of a group of employees, all performing basically the same type of work.
  • Decision Making – Performs work operations which permit frequent opportunity for decision-making of minor importance and frequent opportunity for decision-making of major importance, either of which would affect the work operations of small organizational component and the organization’s clientele.
  • Mental Demand – Operations requiring very close and continuous attention for control of operations which require a high degree of coordination or immediate response. Operations requiring intermittent direct thinking to determine or select the most applicable way of handling situations requiring the organizations administration and operations; also, to determine or select material and equipment where highly variable sequences are involved.
  • Analytical Ability/Problem Solving – Moderately directed. Activities covered by wide-ranging policies and courses of action, and generally directed as to execution and review.  High order of analytical, interpretative, and/or constructive thinking in varied situations.
  • Use of Machines, Equipment and/or Computers – regular use of complex machines and equipment

 

HOURS:  Full year: 52 weeks per year; 40 hours per week; daily hours 7:00am - 3:30pm

     

SALARY:  $18.50-$21.25, rate is dependent upon education and/or experience. (Schedule #37-7)
